Why stucco stains fast on the coast
Flagler County holds high relative humidity for most of the year, and that moisture doesn't evaporate cleanly off a textured stucco wall the way it would off glass. It sits in the pores. Algae and mildew feed on that trapped moisture, and within a year or two you get the classic look: dark streaking under the eaves, a green-black haze on the shaded north or east side of the house, and a general dullness that makes even light-colored stucco look gray. Add a lawn irrigation well, common across Palm Coast, and overspray from a misaligned sprinkler head can leave orange rust bleeding down the same wall. Two problems, same surface, and neither one goes away with a garden hose.
We don't run high pressure over stucco. Ever. A pressure washer tip can blast right through aging paint and into the stucco coat itself, and once you've opened a hole there, water gets behind the wall. That's a repair bill, not a clean house.

How it actually works
- Walkaround. We check paint condition, cracks, open vents and anything electrical mounted low on the wall before applying anything.
- Pre-rinse and protect. Landscaping gets a fresh water soak first, and anything delicate near the foundation gets covered.
- Low-pressure application. A cleaning solution matched to stucco or siding goes on at soft-wash pressure, well under what a standard pressure washer runs.
- Dwell time. The solution sits for roughly 10 to 15 minutes so it can break down the algae and mildew instead of just rinsing over it.
- Controlled rinse. We rinse from the top down at low pressure, working with gravity instead of blasting upward into soffits.
- Final walkaround. We check corners, under-eave shadows and anywhere growth tends to hide before we call it done.
What makes this harder than it looks
Hairline cracks in older stucco are the biggest failure point. They're often invisible until water gets into them, so we look for them before we start, not after. Homes with unsealed gaps around window frames or low-voltage wiring penetrations need extra care, since that's exactly where water finds its way behind the wall. Chalky, oxidized paint on an older repaint is another one: agitate it too hard and it comes off in sheets, so those walls get a gentler chemical dwell and a slower rinse instead of a faster one. Mixed materials matter too. A stucco wall with real wood shutters or trim needs a shorter dwell time on the wood sections than on the stucco itself, or the wood grain raises and discolors.

Common questions
Will soft washing damage my paint?
No, that's the point of the low-pressure method. High-pressure washing is what strips paint and erodes stucco texture. Soft washing uses chemistry, not force, to break down algae and mildew, then rinses it away at a pressure that won't touch sound paint.
Do I need to be home for the appointment?
No. As long as we have access to an outdoor water spigot and can reach all sides of the house, you don't need to be present. We'll text or call when we're on the way and when we're finished.
Will this satisfy my HOA's exterior maintenance rule?
Most Palm Coast HOA governing documents call for exteriors to be kept free of mold, mildew and staining. A soft wash addresses exactly that. If your community requires a specific ARC or ADC form before exterior work, that submission is still on you, we just make sure the wall looks right by the time anyone inspects it.
How often should I get my house soft washed?
Most Palm Coast homes need it every 12 to 18 months. Shaded, north-facing walls near canals or heavy landscaping can show regrowth sooner, closer to the 12-month mark.
Do you clean windows too?
We rinse window exteriors as part of the soft wash so they're free of overspray and residue, but we don't do interior glass or screen cleaning as a separate line item.
