Pool Deck & Lanai Cleaning in Palm Coast, FL
The surface everyone actually walks barefoot on, cleaned without the slip risk a glossy over-sealed deck can create, and without a pressure blast that tears screen mesh.
Illustrative comparison. Actual results vary by deck material and growth level.
Why pool decks get slick fast
A pool deck stays damp longer than almost any other surface on the property, splash-out, humidity, and shade from a screen cage all keep moisture sitting on the concrete or paver surface. That constant dampness grows algae film fast, and a thin green layer on textured concrete or travertine is genuinely dangerous underfoot, wet and algae-slick surfaces are one of the more common slip hazards around a residential pool. It's also one of the first things a passerby, and an HOA drive-by inspection, actually sees from the street or the canal side of a lot.
What's included
Cleaning covers the full deck surface inside a screen enclosure or open lanai, coping stones at the pool edge, and the exterior of the screen cage frame and mesh where reachable at low pressure. We don't clean pool water chemistry or handle pool equipment, that's a pool service company's job, not ours.
How it actually works
- Surface check. We identify deck material, coping stone type, and whether the enclosure is screened or open before choosing pressure and chemical strength.
- Furniture and equipment move. Loose furniture, planters and pool equipment get moved or covered before cleaning starts.
- Low-pressure cleaning. Deck and coping get cleaned at a pressure calibrated to the surface, lower for pavers and textured concrete near a pool edge than for open patio concrete.
- Screen cage care. Cage mesh gets a gentle rinse only, never direct pressure-washer contact, since mesh tears easily and isn't cheap to replace.
- Rinse toward drainage. Water is directed toward existing deck drains, not toward the pool itself.
- Final check. We confirm the deck is dry enough to walk safely before leaving furniture and equipment back in place.
What makes this harder than it looks
Screen mesh is the single easiest thing to damage on this job. Direct pressure-washer contact can blow a hole clean through standard pool cage screen, so cage mesh gets hand-rinsed or low-pressure only, never wanded directly. Aluminum cage frames near the coast corrode faster than inland frames, and an overly acidic cleaning solution can accelerate that corrosion, so frame cleaning uses a milder mix than deck cleaning does. Overspray near an open pool needs a plan too, chlorine-based cleaners can shift pool water chemistry if they drift in, so open pools get covered or the wind direction gets checked before we start. Finally, sealed decks that are glossier than intended can actually be more slip-prone wet than an unsealed textured surface, so we won't recommend a high-gloss sealer for a deck that gets bare feet.
Price and job duration
A standard pool deck and lanai combo runs $200 to $400 depending on square footage and material. Adding an exterior screen enclosure rinse runs $75 to $150 more depending on cage size. Most jobs take 1 to 2 hours.
Common questions
Will you damage my pool cage screen?
No. Cage mesh gets a low-pressure hand rinse, never direct contact from a pressure wand. That's the surface most likely to tear under high pressure, so it's the one we're most careful with.
Can you clean the deck without draining chemicals into my pool?
Yes. We direct rinse water toward deck drains, not the pool, and cover or reroute around open pools when wind could carry overspray. Tell us if your pool is uncovered when you book so we can plan for it.
Will a sealed deck be slippery?
It depends on the sealer. A high-gloss finish can actually increase slip risk on a wet pool deck, so we recommend a matte or textured finish for any surface that gets walked on barefoot and wet.
How often does a pool deck need cleaning?
Most Palm Coast pool decks need cleaning every 6 to 12 months. Screened decks under heavy shade or tree cover tend to need it closer to every 6 months.
